Investing in on-site management allows us to operate in a fiscally sound manner.  These savings allow us to be very competitive in the market.

We've recently completed security enhancements including a site fence on the west end our property.  Additional security lighting was completed as part of our 2024 capital improvements campaign.  This allows safe, well lighted property for the late nights that many of our tenants and clients work.

Our two outbuildings provide RL Smart, Inc. the space to provide responsive and quality property management for our tenants. In-house services allow us to deliver price sensitive leases and outstanding and timely support.

We are in the busy season at 1201.  Be careful when moving around our 1.25 acre campus, and we have parking available in our south lot.

Our spring 2024 capital projects included paving upgrades, parking lot striping, replacement of entry paving, installation of high efficiency heat pumps and air handlers.  Our solar screen project completed in the fall of 2023 is estimated to reduce heat transfer in the warm months.  This has already been seen in power usage for the building.

Thanks much to our HVAC contractor, Jacobs & Rhodes (local business since the 1960s) for the installation of our third heat pump system in 2024!  High energy efficiency with economizers on the roof top units and the new 4-ton Lennox system on the ground floor.

The security lighting is awesome!  It's like daylight each evening.  The solar screens make a difference.  Thanks for thinking safety and energy savings.

Hi Bob!  What time should we close up the building?  Great question!  Generally speaking, the building's hours are 8:00 AM to 6:00 PM.  You, of course, can extend these hours if you have an event or a meeting.  Remember, @1201 it is all about your business.

Can my clients use the guest network?  Of course!  It's one of the services we provide.  You may share the log on password to support your clients.
